Background:

The proposed rezoning comprises two parcels totaling 3.22 acre.  The rezoning request is from Residential Single Family-2 (RS-2) to Commercial General (CG).  The proposed rezoning will make the zoning consistent with the existing Future Land Use designation of Commercial (COM).

The Commercial General (CG) zoning district proposed for this site is a medium-intensity commercial district intended to provide for the retail sales and service needs of County residents. It may also include the development of hotels, professional, medical, financial and business offices or a variety of public or civic uses.

Request:
Consideration of R17-002, filed by John Wesley Douglass, II and Barry Land, LLC, owners, and Dan McCranie, McCranie and Associates, agent for owner, to rezone approximately 3.22 acres from Residential, Single Family (RS-2) to Commercial General (CG). Property is located on the south side of Sadler Road between Ryan Road and First Avenue, Fernandina Beach area. Planning & Zoning Board recommends approval. Staff recommends approval.
