Background:
Lot 6 of the Unit 1 American Beach subdivision plat sits on the east side of Gregg Street in American Beach adjacent to the Atlantic Ocean.  Lot 6 has been combined with lots seven and eight to form one half-acre lot measuring 150 feet wide and 110 feet deep.  The applicant intends to construct a single family home on this lot at 5528 Gregg Street, American Beach.  Per Land Development Code section 5.07 2.b and section 3, new beach front construction seaward of the coastal construction control line or building restriction line requires the approval of site engineering plans before building permits can be issued.
