Background:

TerraPoint, LLC, through their subsidiary Rayonier, is actively marketing former timberlands as rural home sites. Rayonier are requesting to subdivide a 35.80 acre tract of land located in the Open Rural zoning district into seven (7) acreage home sites. Properties on the north side of CR 108 (River Road) have a gross area varying from 6 to 8 acres. Each lot on the south side of CR 108 (River Road)  have a gross area between 2 and 3 acres. They all have direct access to a paved County Road (CR 108/River Road).

Request:

For recording purposes only, consider the final plat for McCully Forest filed by TerraPointe, LLC,owner, and Raydient, Inc., agent for owner, to construct seven, (7) single family lots on approximately 35.80 acres. Property is zoned as Open Rural (OR) and is located off River Road, between Broomsage Preserve Road and Hurst Drive, west of Callahan. Staff recommends approval.

Police, fire, transportation, recreation, education and administrative impacts to be covered partially or wholly by impact fees/mobility fees/advalorem taxes.
