This property (Parcel ID #42-2N-27-0000-0064-0010 - a/k/a Harts Road, 85048 Beazer's Place, 85021 Hedges Way, 85024 Hedges Way & Hedges Way) came before the BOCC in April 2016 for a reduction of penalty when Mr. Brendan DeLamielleure obtained the property via tax deed sale from Sweetco Properties LLC. His request was granted and he paid the administrative fees of $300.15.
Mr. DeLamielleure has someone interested in the property and it was recently discovered there are unsatisfied liens on the property.
Rose Acceptance, Inc. was the mortgage holder for this parcel of land (Parcel ID #42-2N-27-0000-0064-0010). December 10, 2008 they filed for final judgment and the property went for public sale on January 5, 2009. Rose Acceptance, Inc. received Certificate of Title on January 16, 2009.
When the first mortgage foreclosing is issued their Certificate of Title by the Clerk's office it is free and clear of our liens. We do not have to execute a release of lien since Code Enforcement's liens are automatically extinguished at this point. Our assumption was they had been extinguished; however during this research it was discovered that Rose Acceptance, Inc. did not name Nassau County as one of the Defendants in the foreclosure notice.
Mr. DeLamielleure would like for the attached list of liens (6 in total) which were filed prior to the foreclosure to be released and the penalties forgiven without any extra cost to him. The property is in compliance and has been since March 4, 2016.
