Background:

The proposed rezoning comprises a portion of one parcel of 2.06 acres.  The 6.0+ acre parcel has approximately 600 feet of frontage on US 1. It is currently zoned Commercial General (CG). The site is bisected north to south by a creek that effectively isolates the rear 2.0+ acres of the property, making it unsuitable for commercial development.

The purpose of the proposed rezoning from Commercial General (CG) to Open Rural (OR) is to rezone this portion of the property to match the existing OR zoning districts surrounding the property and allow for the development of the site with two large lots (1.0+ acres) compatible with surrounding residential development.

Request:

Consideration of R17-005, filed by G&H Land and Timber Investments, LLC, owner, and Mollie M. Garrett, agent for owner, to rezone approximately 4.06 acres from Commercial General (CG) to Open Rural (OR). Property is located on the west side of US 1, between Mickler Street and Pickett Street, Callahan area. Planning & Zoning Board recommends approval.
