Item Title:FD17-004 Woodbridge Phase 1 & Phase 4 Final Development Plan

Background:

The proposed Phase 4 Final Development Plan (FDP) for the Woodbridge PUD consists of approximately 69.36 acres. Phase 1, consisting of 102 single-family units was permitted and built in 2005. Phase 2, consisting of 44 single-family units, is under construction. Phase 3, consisting of 113 single-family units, has been approved and is being platted.  The maximum development plan for this phase of the PUD includes 104 single-family units on minimum-sized lots of 5,500 square feet with a minimum width of 50 feet. Approximately 13.2 acres of uplands is to be set aside in Phase 4 for open space and recreational amenities.

A disc golf course is proposed to be constructed in Phase 4 in the area designated for recreation and open space on the western side of the property. This course will encompass approximately 4.5 acres. This facility will be connected to a 1.41 acre parcel that is designated for recreation in Phase 2 to the north(# 40-2N-28-226V-000A-0000)

An amendment to Phase 1 of this PUD is also included in this application. A “fishing pond” is to be included in an area on the eastern edge of Phase 1 in an area that is designated as Open Space on the preliminary and final development plans. Fencing of this pond will be included in the plan.

In order to address several outstanding issues, the applicant has requested a continuance to the January 8, 2018 Board meeting.

Request:
Consideration of FD17-004, the Final Development Plan for Phase 4 and Amendment to the Final Development Plan of Phase 1 of the Woodbridge Planned Unit Development (PUD) to allow a fishing pond to be included in an area on the western edge of Phase I. Applicant has requested continuance to the January 8, 2018.
