The proposed amendment to the Future Land Use Map (FLUM) of the Comprehensive Plan is of five parcels comprising 6.34 acres. The property is current vacant. The request is to amend the Future Land Use Map (FLUM) designations of Agriculture (AGR) and Industrial (IND) to Commercial (COM). Pursuant to Sec. 163.3187, F.S., FLUM amendments containing 10 acres or less are considered “Small Scale” and do not require prior transmittal for inter-agency review.
In 2011, an application for a small-scale comprehensive plan amendment, (CPA11-004) from Agriculture (AGR) to Industrial (IND) and a subsequent rezoning (R11-005) from Commercial Highway Tourist (CHT) to Industrial Warehouse (IW) was filed for 2.94 acres of this site. Both applications were adopted in Ordinances 2011-18 and 19 respectively. The site has, to date, remained vacant, and has not proven attractive for industrial development.
Since 2011, amendments to the Comprehensive Plan have added thousands of acres of land designated for Industrial and other employment–generating uses within the County. This has eased previous concerns over the loss of Industrial-designated land.
A proposed rezoning has also been filed for two of these parcels totaling 2.94 acres (R18-001) from Industrial Warehouse (IW) To Commercial Highway Tourist (CHT). The proposed rezoning would be consistent with the proposed Commercial (COM) designation, if approved. The remaining parcels associated with this proposed amendment are presently zoned Commercial Highway Tourist (CHT). This zoning district is consistent with the proposed Commercial (COM) designation. |
