Background:

The subject property is part of the Hampton Lakes PUD (aka Amelia Walk).  The subject site is approximately 99.89 acres in area.

The Hampton Lakes PUD was originally approved by Ordinance 2004-09 and included a maximum of 749 single family dwelling units.  The PUD also included a maximum of 175,000sf of commercial and 45,000sf of office development within the commercial parcels of the PUD.  In 2013, the commercial portions of the PUD (designated as Villages 1 and 2) were removed from the Hampton Lakes PUD and a new PUD, Village Walk, was created (see Ordinances 2013-19 and 2013-20). Maximum development for the Hampton Lakes PUD remains 749 units.

The proposed Final Development Plan (FDP) for Phase 4 would allow for the construction of 174 single-family residential lots plus related infrastructure and open space.

Request:
Consider FD18-003, Final Development Plan for Hampton Lakes PUD (Amelia Walk), Phase 4 filed by McCranie & Associates, Inc., agent, and Greenpointe Holdings, LLC, owners, for construction of 174 single-family residential lots. Property is located on the west side of Amelia Concourse at the south end of Majestic Walk Blvd, Fernandina Beach area.
