Background:

The Deerfield Lakes Planned Unit Development (PUD) consists of approximately 265 acres located on the west side of Lem Turner Road between Lawhon Road South and Dornbush Road.

The site is currently occupied by the Deerfield Lakes golf course and country club (18 holes).

The Deerfield Lakes PUD will consist of up to 450 recreational vehicle (RV) slips and cabins; active recreation, including a 9-hole golf course; miniature golf; water park; play fields, tot lots, and other open space. Supporting uses may include an operational office, a clubhouse for guests and/or a restaurant; a small convenience store for guests: outdoor/farmers market and an on-site residence for the manager of the facility.

There are existing heavily wooded buffers around the golf course approximately 300 feet in width and other existing or additional proposed buffers surrounding the property from 50 to 100+ feet in width. These buffers will be kept free of development except for the possibility of unpaved walking trails. They will comprise approximately 80-85 acres of the site.

Due to the need for the associated FLUM amendment to be transmitted and reviewed by state agencies pursuant to Ch. 163, and to readvertise a hearing for this item with the Planning & Zoning Board, Staff is requesting continuance  of this item to the January 28, 2019 meeting.

Request:

Consider R18-002, filed by Greene & Grogan Properties, LLC, and Angel Lakes Gated, Inc., owners, and Zachary Miller, Esq., agent for owners, to rezone approximately 265  acres from Open Rural (OR) and Residential Single Family 2 (RS-2) to a Planned Unit Development (PUD) to be known as "Deerfield Lakes". Property is located on the west side of Lem Turner Road between Lawhon Road South and Dornbush Road, Callahan area. (Staff recommends continuance of this item to January 28, 2019)
