Background:

The proposed amendment to the Future Land Use Map (FLUM) of the Comprehensive Plan is comprised of one parcel of approximately 40.69 acres. This application requests to change the existing FLUM designations from Agriculture (AGR) to ± 16.29 acres of Medium Density Residential (MDR), ± 12.05 acres of High Density Residential (HDR), ± 4.30 acres of Recreation (REC) This application also requests that the remaining ± 6.46 acres of onsite wetlands be kept designated and delineated as Conversation I (CSV I) in order to protect the existing, natural wetland features to the maximum extent practicable.

A proposed rezoning, R18-008 has been filed for the parcel from Open Rural (OR) to Planned Unit Development (PUD).  The proposed rezoning would be consistent the proposed FLUM designations, if approved.

Request:

Consider CPA18-006, a Ordinance amending the Future Land Use Map of the Comprehensive Plan; providing for the reclassification of approximately 40.69 acres of real property located on the north and south sides of William Burgess Blvd. between Harvester Street and Harts Road, from Agriculture (AGR) to Medium Density Residential (MDR), High Density Residential (HDR), Recreation (REC) and Conservation (CSV I); providing for findings; and providing an effective date.
