Background:

The proposed rezoning comprises two parcels totaling 2.53 acres.  The rezoning request is from Commercial Professional Office (CPO) to Commercial Neighborhood (CN).  The proposed rezoning would be zoning consistent with the existing Future Land Use designation of Commercial (COM). This property is in common ownership with several additional parcels located at the intersection of South Fletcher Avenue and First Coast Highway that are currently designated CN.

The applicant has requested a continuance of this item to January 14, 2019

According to Article 15 of the Land Development Code, The Commercial Neighborhood (CN) zoning district proposed for this site is a low- to medium-intensity commercial district intended to provide for the limited retail sales and service needs of County residents. It may also include the development of, professional, medical, financial and business offices or a variety of public or civic uses. Common uses found in this district will include a variety of low-intensity retail sales and service establishments.

 

A development agreement with the County for this property was signed and enacted in July 2000 (then referred to as “Oak Grove”) which requires a minimum 20-foot wide buffer comprised of natural vegetation to be provided along the northern and eastern boundaries of the property

Request:

Consider R18-018, filed by South Fletcher Properties, LLC, owner, and Gillette & Associates, Inc., agent for owner, to rezone approximately 2.53 acres from Commercial Professional Office (CPO) to Commercial Neighborhood (CN). Property is located on the north side of South Fletcher Avenue between Buccaneer Trail and Amelia Island Parkway, Fernandina Beach area.
