Background:
The Chelsea plat was recorded on May 14th, 1941 by Plat Book 3, Page 5.  The applicant, Artisan Homes, LLC, seeks to replat a portion of lots 8 and 10, and all of lot 9 to create two buildable lots, .64 acre and .57 acre in size on approximately 1.21 acres of land. In compliance with Nassau County Land Development Code, Section 37.02, Native Canopy Tree Protection, this project submitted a tree preservation plan which was approved by the Development Review Committee.  The preliminary plat was approved on December 4th, 2018. The replat will be named the Autumn Trace plat.
Request:

For recording purposes only, consider final plat for Autumn Trace, filed by Artisan Homes, LLC, owner, and Gillette and Associates, agent for owner, in conjunction with a partial vacation of all of lot 9 and a portion of lots 8 and 10 of the Chelsea plat, as recorded by Plat Book 3, Page 5 (also being known as tracts “A” and “M”, Aiken Subdivision, an unrecorded subdivision), to create two buildable lots on Autumn Trace Road. Staff recommends approval.

Action Requested and Recommendation:
For recording purposes only, consider the final plat for the Autumn Trace plat filed by Artisan Homes, LLC, owners, to create two buildable lots on Autumn Trace Road.  The property is zoned Residential Single-Family-1 with a Future Land Use of Medium Density and is located on the northwest corner of Amelia Highway and Autumn Trace. Staff recommends approval for the Autumn Trace Replat for recordation.
