Background:

For recording purposes only, the applicant, The Range at Crane Island, LLC and Crane Island Model Homes, LLC, seeks to subdivide the 25.17 acres of Phase 2A of the Crane Island PUD into thirty-three (33) single-family building sites and nine (9) tracts. Crane Island PUD was established via 2006-80 and was most recently amended by Ordinance 2013-16.  The proposed building sites meet the minimum requirements based on the PUD which provides buffers adjacent to all wetlands, a 5.75 acre public access park and pier along with a pedestrian circulation system.  The companion site engineering plan (SP16-034) was approved on March 14, 2017.  The preliminary plat was approved by the Development Review Committee on November 20, 2018

For recording purposes only, consider the final plat for Crane Island Phase 2A, filed by The Range at Crane Island, LLC and Crane Island Model Homes, LLC, owner and Clary & Associates, agent to construct thirty-three single family lots on 25.17 acres.  The property is zoned PUD and is located off Crane Island Drive, south of Amelia Island Parkway.

Police, fire, transportation, recreation and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.
