Background:

The proposed amendment to the Future Land Use Map (FLUM) of the Comprehensive Plan is a portion of one parcel comprising 9.11 acres.  The property is currently vacant. The request is to amend the Future Land Use Map (FLUM) designation of Medium Density Residential (MDR) to High Density Residential (HDR). Pursuant to Sec. 163.3187, F.S., FLUM amendments containing 10 acres or less are considered “Small Scale” and do not require prior transmittal for inter-agency review.

A proposed rezoning, R18-003 has been filed for the parcel from Open Rural (OR) to a Planned Unit Development (PUD) to be known as Concourse Crossing.  The proposed rezoning would be consistent with the proposed FLUM designations, if approved.

A proportionate share agreement to provide fees in lieu of providing a community park shall be considered, by the Board of County Commissioners, concurrently with this rezoning application. The Board of County Commissioners shall have the discretion to approve or not approve a proportionate share agreement concurrently with the rezoning to Planned Unit Development.

Request:

Consider CPA18-003, an Ordinance amending the Future Land Use Map of the Comprehensive Plan; providing for the reclassification of approximately 9.11 acres of real property located on the south side of Amelia Concourse, west of Old Nassauville Road between Frank Ward Road and Terra Cotta Lane, from Medium Density Residential (MDR) to High Density Residential (HDR); providing for findings; and providing an effective date.
