Background:
The Crossroads plat consists of 216 acres of former timber land zoned Open Rural with a Future Land Use of Agriculture.  The parcel is being developed into fifteen (15) rural lots ranging in size between three (3) and forty-one (41) acres. The application has been filed by Raydient LLC, dba Raydient Places + Properties, owner, and Jason Shearer and Jim Law, agents.  The preliminary plat was approved on March 26, 2019.
Request:
Consider PF18-013, final plat for Crossroads, filed by Raydient LLC, dba Raydient Places + Properties, owner, and Jason Shearer and Jim Law, agents for owner, to divide 216 acres into fifteen (15) residential lots varying in size from 3 acres to 41 acres. The property is zoned Open Rural with a Future Land Use of Agriculture. Property is located on the northwest corner of Middle Road and County Road 108, Hilliard area. Staff recommends approval.

Police, fire, transportation, recreation and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.

Action Requested and Recommendation:
For recording purposes only, consider approval of the final plat for Crossroads filed by Raydient LLC, dba Raydient Places + Properties, owner, and Jason Shearer and Jim Law, agents, to divide 216 acres into fifteen (15) residential lots varying in size from three (3) acres to forty-one (41) acres.
