Item Title:Mt. Zion Loop Quitclaim Deed

Background:

In July, the Mount Zion Baptist Church submitted a conditional use application (CU2019-08) seeking a conditional use approval pursuant to Section 28.14(B) of the County Land Development Code to allow for a childcare facility to operate at the Church, which is in the Residential Mixed (RM) zoning district. 

During review of the application, staff noted that the access in and out of the Church property is through two small parcels of land owned by the Board of County Commissioners. 

Parcel 24-2N-28-0000-0044-0000 (Short Legal: PT GOVT LOT 3 OF SEC 24-2N-28E IN OR 56/686) is 0.06 acres, and Parcel 24-2N-28-0000-0043-0000 (Short Legal: PT GOVT LOT 3 OF SEC 24-2N-25E IN OR 92/67) is 0.13 acres.

Because these parcels serve only the Church property, and are not functional for other uses by the County, the County seeks to quitclaim the property to the Church. This will enable the Church to have full ownership of the parcels to access their Church. This will enable PEO staff to complete review of the conditional use application, removing the question of legal access to the lot, and hear the conditional use application at the October 24, 2019 CUVB hearing. 

 

 


Request:
Approve and authorize the Chairman to sign a Quitclaim Deed Transferring Ownership of Two County Parcels (24-2N-28-0000-0044-0000 and 24-2N-28-0000-0043-0000) to Mount Zion Baptist Church.

Approve the quitclaim deed from Nassau County BOCC to Mount Zion Baptist Church for parcels 24-2N-28-0000-0044-0000 and 24-2N-28-0000-0043-0000.
