Background:

The Hampton Lakes PUD was established via Ordinance 2004-09 and more recently amended by Ordinance 2013-19.  The PUD allowed for a phased development plan consisting of distinct Villages on 673 acres of formerly Open Rural land southeast of Amelia Concourse.  The PUD allowed for the development of no more than 749 dwelling units to be comprised of single family detached homes.

 

Six acres of park land have been provided in Village One. The facilities provided include a swimming pool, community center, children's playground, two tennis courts, and an open play field.

 

For Phase IV-B the applicant seeks to subdivide approximately 86 acres into 87 lots of approximately 7,150 to 12,490 square feet.  Landscape buffers, sidewalks and street lighting are included in the amenities. 

 

The preliminary plat was approved by the Development Review Committee on October 1, 2019.  The companion site engineering plan, sP18-012 was approved on August 28th, 2018.


Request:
Consider final plat for Hampton Lakes Phase IV-B filed by AW Venture II, LLC, owner, and Dan McCranie, McCranie & Associates, agent for owner, to construct 87 residential lots on approximately 86 acres. Property is located on the at the end of Majestic Walk, on the south side of Amelia Concourse, Fernandina Beach area.
Financial/Economic Impact to Future Years Budgeting Process or Effect on Citizens:
Police, fire, transportation, recreation and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.
Action Requested and Recommendation:
For recording purposes only, consider the final plat for Hampton Lakes Phase IV-B filed by AW Ventures II, LLC, owner, Dan McCranie, McCranie & Associates, agent, to construct 87 residential homesites on approximately 86 acres about 2 miles south of State Road 200/A1A within the Hampton Lakes PUD.  Staff recommends approval.
