At the July 25, 2019 meeting, the Board authorized the County Manager to send a Notice to Owner and Statement of Offer to SEDA Construction for acquisition of 9.694 acres of property within Phase IC of the Hideway Planned Unit Development to allow for the extension of William Burgess Blvd. from US Highway 17 to Miner Rd.
The property currently has the development potential to accommodate 82 single-family lots. Acquisition of the property will result in a loss of 32 potential lots. Therefore, an appraisal was development to include "full compensation" to the property owner as a result of the proposed partial acquisition. The appraisal was performed by Colliers International and reflects a market value of $1,278,000.
At the initial Negotiation Session held on November 14, 2019, SEDA proposed to sell the property to Nassau County at a cost of $2.3 million, plus $460,000 in legal fees, based on SEDA's valuation. In response, an offer was sent to SEDA on December 2, 2019 in the amount of $1.8 million for purchase, plus $360,000 in attorney's fees. A response is expected prior to the December 4th Special Meeting. The County Manager is requesting the Board to discuss the offer and/or any counter offer that may be received.
