Background:

The proposed rezoning comprises one parcel totaling 2.84 acres.  The rezoning request is from Open Rural (OR) And Commercial General (CG) to Commercial General (CG) for the parcel in its entirety. 

According to Article 16 of the LDC, the Commercial General (CG) zoning district proposed for this site is a medium-intensity commercial district intended to provide for the retail sales and service needs of County residents. It may also include the development of hotels, professional, medical, financial and business offices or a variety of public or civic uses.

The proposed CG zoning district will require a small-scale FLUM amendment on the property to re-designate the entire parcel as Commercial (COM), for which the applicant has applied in conjunction with this application (CPA19-012). The proposed rezoning would be consistent with the proposed Commercial (COM) designation, if approved.

Request:

Consider R19-004, filed by Halls Salvage, LLC, owner, and Philip Griffin, agent for owner, to rezone approximately 2.84 acres from Open Rural (OR) And Commercial General (CG) to Commercial General (CG). Property is located on the east side of US Highway 17, between Hamilton Street and Koen Lane, Yulee area. (staff recommends approval)
