Background:

The application for a Minor Development, Nassau County Code of Ordinances Chapter 29, Section 29-3.1 (now rescinded), allowed properties in Open Rural (OR) zoning to subdivide a parcel into a maximum of eight 5-acre minimum lots. Lem Turner Acres is the third and last of the Minor Developments to be approved and recorded by Nassau County.

The Lem Turner Minor Development application was submitted on May 13, 2019 by Peter King, agent, on behalf of Lem Turner 40 LLC, owner, to create five lots of five acres each from the original 26.13-acre parcel with a 60-foot ROW for ingress and egress.  The Development Review Committee approved the Lem Turner Acres Minor Development, MD19-003, and the accompanying Site Engineering Plan for the design and grading of the right-of-way on July 7, 2020.   


Request:

Consider MD19-003, Lem Turner Acres Minor Development filed by Peter King, agent, and Lem Turner 40 LLC, owner, to create five 5-acre lots on 26.13 acres per the now rescinded Minor Development subdivision regulation (formerly Section 29-3.1).  The property is located one and a half miles southeast of the Town of Callahan off Lem Turner Rd (State Road 115) District 5.


Financial/Economic Impact to Future Years Budgeting Process or Effect on Citizens:

Police, fire, transportation, recreation and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.

Action Requested and Recommendation:

For recording purposes only, consider approval for MD19-003, the Lem Turner Acres Minor Development filed by Peter King, agent, and Lem Turner 40 LLC, owner, to create five lots and a ROW for ingress and egress on 26.13 acres per the now rescinded Minor Development subdivision regulation (formerly Section 29-3.1).  The property, zoned Open Rural with a Future Land use of Agriculture, is located one and a half miles southeast of the Town of Callahan off Lem Turner Rd (State Road 115) District 5. (Staff recommends Approval).
