Background:

The proposed amendment to the Future Land Use Map (FLUM) of the Comprehensive Plan is of one parcel comprising approximately 3.5 acres.  The property current contains structures which have been historically used for commercial use. The request is to amend the Future Land Use Map (FLUM) designation from Agriculture (AGR) to Commercial (COM). Pursuant to Sec. 163.3187, F.S., FLUM amendments containing 10 acres or less are considered “Small Scale” and do not require prior transmittal for inter-agency review.

The property is presently zoned Commercial General (CG). It is presently being used for vehicle repair and maintenance services (RVs) for which a conditional use is being sought. The existing structures were built c.1965-1972 and was previously used for vehicle maintenance and repair. The existing zoning would be consistent with the proposed Commercial (COM) designation, if approved.

Existing single family residences, built c.1994-2017, are located on abutting and nearby properties north and west of the site, Future development or redevelopment of this site must take these uses into account.

Planning and Zoning Board recommended APPROVAL of this application at its meeting on December 1, 2020.
