| | | | | | | | Background: | The Summer Beach Development of Regional Impact (DRI) was approved in 1985. This application concerns Parcel D-1, a 3.21 acre parcel located at the intersection of First Coast Highway and Julia Street. The current development program for Parcel D-1 was added to the DRI by the 17th amendment to the Development Order (Resolution 2007-105), allowing mixed-use development of up to 25,000 square feet of commercial office space and 16 residential units (reallocated from Parcel A-6).
This proposed change to the Summer Beach DRI Development Order would allow a development plan of a maximum of 7,000 square feet of commercial and office space and 24 multifamily residential units. This would utilize the 16 units previously allocated to Parcel D-1 in 2007 and add 8 additional residential units to be re-allocated from Parcel N-1 (aka the Enclave). No additional units would be added to the DRI.
