Background:
Oakridge Farms is located on Quail Road, 2.5 miles west of the Town of Callahan.  The proposed plat consists of a 12-acre portion of a parent parcel on the north side of Quail Road and a 28-acre parcel on the south side of Quail Road.  The parcels, traditionally having been used as timberland, will be divided into six two-acre single-family homesites and four six-acre single-family homesites.

An Environmental Assessment was conducted and affirmed that a detailed gopher tortoise survey will be undertaken prior to homesite construction.  In addition, a pond and dry hydrant was provided to address fire suppression needs for the development.

The parcels, which will front on a county-maintained road are zoned Open Rural with a Future Land Use of Agriculture.  The plat is located in an X flood zone with minimal wetlands.  The preliminary plat was approved by the Development Review Committee on January 19, 2020.

Request:
Approval for the final plat for Oakridge Farms, filed by G & H Land and Timber, LLC, owner, and Shari Higginbotham, agent for owner, to divide approximately forty acres on either side of Quail Road into ten single-family homesites.  The parcels, zoned Open Rural with a Future Land Use of Agriculture, are located 2.5 miles west of the Town of Callahan.
Financial/Economic Impact to Future Years Budgeting Process or Effect on Citizens:

Police, fire, transportation, recreation, and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.

Action Requested and Recommendation:
For recording purposes only, consider the final plat for Oakridge Farms, filed by G & H Land and Timber, LLC, owner, and Shari Higginbotham, agent for owner, to divide approximately forty acres on either side of Quail Road into ten single-family homesites.  The parcels, zoned Open Rural with a Future Land Use of Agriculture, are located 2.5 miles west of the Town of Callahan.  Staff recommends approval.
