Item Title:PL20-014 Amelia National Phase 1C Segments One and Two Final Plat

Background:

The Amelia National Planned Unit Development was adopted in February 2000 by Ordinance 2000-05 and was amended in April 2002 by Ord. 2002-20, to add additional acreage.  The PUD for the 876-acre development has provisions to include up to 749 residential units, including detached or townhouse units; up to 20,000 square feet of neighborhood commercial uses; an 18-hole golf course; associated open space; conservation areas; and private recreation amenities.

The Final Development Plan and Site Engineering Plan for Phase 1C Segments 1 & 2 were reviewed simultaneously and were approved on July 14, 2020.  The Preliminary Plat was approved on January 19, 2021. It includes 91 residential lots surrounding the 18-hole golf course.  Extensive wetlands occupying much of the other land in Phase 1C were permitted by the St. Johns River Water Management District.  The parcels have a future land use of Medium Density Residential.

Six-foot wide sidewalks will be installed on one side of all streets and all streets will have street lighting.  A 20-foot-wide stabilized emergency access road between Wild Cherry Drive and Amelia Concourse will be provided for emergency and temporary construction access.  This temporary road will become permanent per FDP requirements.

Request:
Approval for the final plat for Amelia National Phase 1C Segments One and Two filed by Amelia National Enterprise, LLC, owner, and Michael Shaw, agent for owner, to plat 91 single-family homesites on 93.35 acres.  The property is located 2.75 miles south of State Road 200/A1A off Amelia Concourse within the Amelia National PUD.  It has a future land use of Medium Density.
Financial/Economic Impact to Future Years Budgeting Process or Effect on Citizens:

Police, fire, transportation, recreation, and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.

Action Requested and Recommendation:
For recording purposes only, consider the final plat for Amelia National Phase 1C Segments 1 & 2 filed by Amelia National Enterprise, LLC, owner, and Michael Shaw, agent for owner, to plat 91 single-family homesites on 93.35 acres.  The property is zoned PUD with a Future Land Use of Medium Density and is located 2.75 miles south of State Road 200/A1A off Amelia Concourse within the Amelia National PUD.  Staff recommends approval.
