Background:

The Concourse Crossing PUD was approved by Ordinance 2019-18 for up to 247 attached (townhomes) and single-family detached dwelling units.  Phase 2 of this three-phase development consists of 30 single-family detached lots and 8 common area tracts for stormwater/conservation/buffers, all of this occupying approximately 20 acres.  The site engineering plan for Phase 2 was approved by county and agency department heads on April 5, 2022.

 

 Scattered throughout the community are several neighborhood parks connected to each other by sidewalks and paved and unpaved multi-use paths. An event lawn and gazebo are located adjacent to one of several stormwater management pond amenities. The subject property also includes preserved wetlands and the dedication to the county of the 110-foot wide Amelia Concourse right-of-way extension, east of Old Nassauville Road.  Street trees and landscaped strips will provide buffered areas along roadways.  A unified signage plan regulates signage and wayfinding.

Request:
Approval of the final plat for Concourse Crossing Phase 2, filed by Century Communities of Florida, LLC, owner, and Clary & Associates, agent, for 247 attached (townhomes) and single-family detached dwellings.  The property, zoned PUD with a future land use of medium density, is located two miles south of State Road 200/A1A at the corner of Old Nassauville Road and Amelia Concourse.
Financial/Economic Impact to Future Years Budgeting Process or Effect on Citizens:

Police, fire, transportation, recreation, and administrative impacts will be funded by impact fees, mobility fees, and property taxes. 

Action Requested and Recommendation:
Consider the final plat for Concourse Crossing Phase 2, filed by Century Communities of Florida, LLC, owner, and Clary & Associates, agent, to allow for up to 30 single-family detached homes and associated common area tracts.  Staff recommends approval.
