Item Title:PL22-016 The Stables at Cary Forest

Background:

The Stables at Cary Forest is a proposed subdivision of 17 single-family home sites being platted on a 30-acre portion of a larger, 157-acre parent parcel.  The parcel is bordered on the north by Ford Road, on the east by Carroll Road, and is located ¾ mile east of US Hwy 301.

 

 The majority of the land had formerly been used as a pine plantation.  Various portions will remain as wetlands.  All lots will access from Ford Road and utilize a constructed pond for the purpose of fire suppression.

 

The lots, ranging in size from one to three acres, will be screened from both Ford Road and Carroll Road by an Enhanced Landscape Area and a landscape buffer tract.

 

Ten feet of right-of-way will be dedicated to the County.  A sidewalk will be constructed within the right-of-way.

Approval of the final plat for The Stables at Cary Forest, filed by CC Ford Investments, LLC, owner, Greg Matovina, agent for owner, to divide 30 acres into 17 single-family home sites fronting on Ford Road and varying in size from one acre to just over three acres.  The subdivision is zoned Open Rural with a future land use of Agriculture.
Financial/Economic Impact to Future Years Budgeting Process or Effect on Citizens:

Police, fire, transportation, recreation, and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.

Action Requested and Recommendation:
