Background:

Del Webb Wildlight Phase 2B, the western half of Parcel 7A, is being platted as the second phase of an age-restricted community planned for several parcels within PDP 3, the third Preliminary Development Plan within the first Detailed Specific Area Plan of the East Nassau Community Planning Area (ENCPA).  Located north of the extension of Curiosity Avenue and Del Webb Phase 1, the 70 acre Phase 2B will consist of 139 single family lots, preserved wetlands and several pocket parks. Multi-use trails will connect the subdivision to other areas within the Wildlight community.

 

The subject property is zoned PUD with a future land use of Multi-use and is located within the Wildlight Tier II residential land use subcategory. County and agency department heads approved the modification to the original Parcel 7 site engineering plan, SP21-002, on January 11, 2022 and approved the preliminary plat for Phase 2B on October 11, 2022.

Request:
Approval of the final plat for Wildlight Del Webb Phase 2B filed by Pulte Home Company and Wildlight LLC, owners, and David Williams, agent, to plat 139 single-family lots on 70 acres, zoned PUD with a future land use of Multi-use.  Phase 2B is located within Parcel 7A of Wildlight PDP3, just north of Curiosity Avenue and east of Wildlight Elementary School. 
Financial/Economic Impact to Future Years Budgeting Process or Effect on Citizens:

Police, fire, transportation, recreation, and administrative impacts to be covered partially or wholly by impact fees/gas taxes/ad valorem taxes/mobility fees.

Action Requested and Recommendation:
For recording purposes only, consider the final plat for Wildlight Del Webb Phase 2B filed by Pulte Home Company and Wildlight LLC, owners, and David Williams, agent, to plat 139 single-family lots on 70 acres, zoned PUD with a future land use of Multi-use.  Phase 2B is located within Parcel 7A of Wildlight PDP3, just north of Curiosity Avenue and east of Wildlight Elementary School. Staff recommends approval.
