PUBLIC HEARINGS – The following matters under consideration are Quasi Judicial matters, and the Quasi Judicial Procedures will be utilized for the following: County Attorney to read the procedures.
A.

Consider MD19-003, Lem Turner Acres Minor Development filed by Peter King, agent, and Lem Turner 40 LLC, owner, to create five 5-acre lots on 26.13 acres per the now rescinded Minor Development subdivision regulation (formerly Section 29-3.1).  The property is located one and a half miles southeast of the Town of Callahan off Lem Turner Rd (State Road 115) District 5.


B.

Consider FD19-005, the final development plan for Phase 1C, segments 1 and 2 of the Amelia National PUD; 91 single-family residential units and associated infrastructure on the north and east sides of Amelia Concourse, west of CR107 Old Nassauville Road. Application filed by Amelia National Enterprise LLC, Owner; and Prosser, Inc., Agent. District 2.

C.

Consider FD20-004, a modification of the Final Development Plan for Phase 5 of the Hampton Lakes PUD.  The modification will include geometric changes adjusting lots 6, 7, 22, 23, 36-69 and removing unmaintained open space. Application filed by, AW Ventures II, LLC, Owner; and McCranie & Associates, Inc., Agent. District 2.

D.

Consider R20-004, the rezoning of approximately 1.67 acres located on the east side of First Coast Highway between Tradewinds Way and Plantation Oaks Lane, from Residential Single Family-1 (RS-1) to Residential General-1 (RG-1). Application filed by James E. Aberson and Amy A. Beverly, owners, and Oglethorpe Development LLC, agent. District 2. (This application is being withdrawn)

E.

Consider R20-005, the rezoning of approximately 53.88 acres located North side of Roses Bluff, between Brooker Road and Haven Road, from Open Rural (OR) to Residential Single Family 1 (RS-1). Application filed by WFS Family Trust, LLC, owner, and SEDA Construction Co., agent. District 3. (The applicant is requesting a continuance of this application to the July 21 meeting)

F.

Consider R20-006, the rezoning of approximately 2.17 acres located on the south side of Lake Hampton Road, east of US Hwy. 1, from Commercial General (CG) to Open Rural (OR). Application filed by Heath and Allison Selph, owners. District 4.
